We provide first mortgage finance for non-CCCFA borrowers, lending against residential and commercial land and/or buildings throughout Aotearoa New Zealand. We understand the dynamics of the property market, and work exclusively with mortgage advisers to provide you with a solution, not just a product.

Residential Property.

  • Interest only, or principal & interest
  • Main centres, towns, regional locations (selectively)
  • Desktop iVal can be relied upon for up to 70% LVR for a single security property, and loan amounts up to $1.5 million**

Commercial Property.

$500,000 to $2,000,000
From 7.45% p.a.*

While not our primary focus, we will look at financing commercial property on a selective basis.

  • Up to 65% LVR on land and/or buildings
  • Fixed interest rate
  • Interest only, or principal & interest
  • Full valuation required for all commercial properties

*Our fixed interest rates depend on the credit profile of the borrower and security. All loans are subject to our standard Loan Fees, Terms and Conditions.

STEP TWO
Let your Mortgage Adviser Lead the Way.

Your mortgage adviser will prepare and submit your application along with the required supporting documents.

STEP THREE
Time for Due Diligence.

We conduct a thorough analysis and due diligence on both you, the borrower and the security property to ensure each deal aligns with our lending criteria and risk appetite.

STEP FOUR
Review with your Adviser.

If approved, we will issue a formal offer letter to your Mortgage Adviser outlining the loan terms and conditions for review.

STEP FIVE
Satisfy Loan Conditions

Once you accept the offer, you will then work with your adviser to meet AML/CFT requirements and any other lending conditions.

STEP SIX
Legal Preparation Begins

Welcome’s solicitor will prepare the loan documentation and liaise with your solicitor to arrange settlement of the loan facility.

STEP SEVEN
Welcome Aboard!

Once Settled, your loan is in place, and we are here to support you throughout the term.

Frequently Asked Questions.

  • Welcome only provides loans secured by first mortgage over residential and commercial land and/or buildings in New Zealand. Our loans are tailored to each borrower’s unique circumstances and requirements. Loans are typically 6 to 24 months, but we may provide shorter or longer terms where appropriate. Payment terms can be principal and interest, interest only, or in certain cases capitalised and payable on maturity. We make loans available for various purposes to individuals, companies, trusts, and other types of borrowers. We do not provide CCCFA lending.

  • Welcome invests in loans secured by first mortgages only. If a borrower is unable to meet the terms of the loan agreement and the property is sold, Welcome has first priority claim to the sales proceeds to recover the amount owing to us.

  • The amount you can borrow from Welcome is dependent on your financial circumstances and the security provided.

  • Yes, Welcome works direct with mortgage advisers nationwide.

  • Non-CCCFA refers to loans that are not regulated under the Credit Contracts and Consumer Finance Act 2003 (CCCFA). Loans that are regulated under the CCCFA tend to be made to an individual borrower for personal use, rather than for commercial investment purposes. Welcome is a non-bank lender, providing first mortgage finance for non-CCCFA borrowers, working direct with financial advisers nationwide. We lend against residential and commercial land and/or buildings throughout New Zealand.
